Continuous Hinge Door Repair
Door sagging, rubbing the frame or dragging on the floor? Hinges that keep breaking? We take the door off its worn hinges and re-hang it on a full-height continuous hinge so it stays straight for years.

What we do
Most commercial doors hang on three or four butt hinges, or on top and bottom pivots. On a heavy steel door or a busy storefront entrance those few small hinges carry all the weight. Screws pull out of the frame, the knuckles wear, and the door drops at the latch side. Then it rubs, drags on the threshold, slams, or won't lock.
A continuous geared hinge runs the full height of the door. It spreads the weight along the whole edge of the door and frame, so nothing works loose and the door can't sag. We remove the old hinges or pivots, fill and reinforce the frame where screws have stripped, cut the hinge to length and fasten it every few inches. Then we square the door in the opening.
Because the door hangs straight again, your lock, closer and panic bar line up and stop wearing out. The full-length hinge also closes the gap on the hinge side of the door, where a pry bar or a hand could otherwise get in. It is a good fix for back doors, stairwell and corridor doors, school and medical buildings, and storefront entrances that open hundreds of times a day.

Questions
- Why does my commercial door keep sagging?
- The door is heavier than its hinges can carry for long. Each opening works the screws loose and wears the hinge knuckles until the door drops. A continuous hinge carries the load along the whole door edge, so the problem stops coming back.
- Can you put a continuous hinge on an existing door?
- Usually yes. We re-use your existing hollow metal or aluminum storefront door and frame, repair the frame where the old hinge screws stripped, and install the continuous hinge in place of the old butt hinges or pivots.
- Will my lock and closer work better afterward?
- Yes. Most lock and closer problems on a sagging door come from the door being out of line. Once it hangs straight we adjust the closer and latch so the door closes and locks on its own.
